JLL: Indian real estate enters new phase as cap rates compress, $78 bn institutional inflow since 2014

Mumbai, November 2, 2026: India’s real estate market is entering a new era of value creation, with investors now relying on net operating income (NOI) growth and strategic asset selection rather than cap rate compression to achieve double-digit returns, according to a new report from JLL India. The report, “A Decade of Change: The Institutionalization of Commercial Real Estate in India,” highlights the sector’s shift towards institutional maturity, driven by resilient market fundamentals and significant regulatory changes.

JLL noted that despite cap rates falling to historic lows and the margin between property cap rates and government bond yields narrowing to record levels, the market continues to offer robust unlevered internal rate of return (IRR) opportunities in the double digits for typical five-year investment cycles. Since 2014, institutional capital deployment in Indian real estate has totaled approximately USD 78 billion, with office assets accounting for 46% of all investments.

Cap rate compression and sector trends

Between 2016 and the third quarter of 2026, office cap rates have compressed by 270 basis points, retail by 320 basis points, and warehousing by 250 basis points. This trend reflects the market’s evolution into a globally recognized, institutional-grade destination, according to JLL.

Lata Pillai, Senior Managing Director & Head of Capital Markets, India, JLL, said, “India’s real estate market has reached a pivotal moment, moving beyond an era of market-wide re-rating to one focused on sophisticated, long-term value creation. The next phase will be about building value, driven by income growth rather than cap rate movement.”

Office, retail, and warehousing opportunities

The office sector currently offers approximately 500 million sq. ft. of premium, institutional-grade stock for investors, along with around 200 million sq. ft. of non-premium stock suitable for value-add strategies. A further 241 million sq. ft. pipeline—160 million sq. ft. of which is premium—will deepen the market for long-term core strategies.

In the retail sector, about 60% of the 50 million sq. ft. of premium stock remains under non-institutional ownership, presenting acquisition opportunities. The sector is set to be reshaped by a 40 million sq. ft. pipeline through 2030, with 70% of this new supply categorized as premium.

The warehousing sector has a 324 million sq. ft. pipeline, of which 77% is Grade A. This will shift India’s overall stock composition from a 57/43 to a 65/35 Grade A to Grade B split by 2030, reflecting sustained institutional interest. Post-pandemic investment in warehousing surged 467% to USD 4.4 billion, with its share of total private equity deployment rising to 9.5%.

Market maturity and investment strategies

India’s Grade A office space has more than doubled from 439 million sq. ft. in 2014 to 952 million sq. ft. in Q3 2026, supported by demand from Global Capability Centres (GCCs), which accounted for over 40% of all office leasing in the past decade. The narrowing gap between office rental yields and 10-year bond yields signals growing investor confidence and a maturing market.

JLL said that as property cap rates and government bond yields converge, investor returns will increasingly depend on NOI compounding and asset selection, with deals underwritten on long-term IRR. Core warehousing and premium retail cap rates are expected to move toward 7%, while premium office cap rates are likely to stay below 8%.

Outlook and capital deployment

JLL highlighted that REIT and InvIT exit routes are strengthening, enhancing liquidity and enabling capital to be committed earlier. The report emphasized the need for investors to match strategy to the right asset, city, and cycle stage, rather than adopting a one-size-fits-all approach. The market offers defined pathways for capital deployment across the risk spectrum, from core institutional assets to value-add repositioning and opportunistic development.

JLL India is the Indian arm of global real estate services firm JLL, which provides advisory, investment, and management services across commercial property segments.
