Mumbai property registrations fall 25% during Navratri 2026: Knight Frank India

Mumbai, October 23, 2026: Property registrations in Mumbai city, covering the area under the Brihanmumbai Municipal Corporation (BMC), dropped 25% year-on-year to 4,680 units during the nine days of Navratri from October 11 to 19, 2026, according to data from Knight Frank India. The corresponding period last year saw 6,238 registrations.

Revenue from property registrations during Navratri 2026 declined 15% year-on-year to INR 499 crore, compared to INR 587 crore in 2025. The average number of registrations per working day fell to 669 units from 693 units in Navratri 2025, while average daily revenue collections decreased from INR 59 crore to INR 55 crore.

Year-on-year comparison and trends

The decline in registrations follows a strong performance in Navratri 2025, when volumes had risen 20% year-on-year to reach the highest festive-period tally in the years covered by the report. In Navratri 2024, registrations stood at 5,199 units, up 13% from the previous year, with an average of 650 registrations per working day. Navratri 2026 included seven registration days, compared to nine in 2025.

While the number of registrations fell sharply, the smaller decline in revenue suggests that the value mix of transactions may have supported collections. However, Knight Frank India noted that revenue data alone do not establish whether higher-value homes accounted for a larger share of purchases.

Daily registration and revenue patterns

Per-day registration and revenue figures showed fluctuations across the Navratri period. For example, on Day 2 of Navratri 2026, 460 properties were registered with revenue of INR 45 crore, while Day 6 saw 939 registrations and INR 119 crore in revenue. The period included two Sundays, resulting in seven registration days.

In contrast, the period of Shraddh, traditionally considered inauspicious for property purchases, recorded a 2% increase in registrations in 2026, with 3,419 units registered between September 26 and October 10. Average daily registrations rose from 306 to 311 year-on-year, though revenue collections declined 4% to INR 255 crore.

Market outlook and expert view

Shishir Baijal, International Partner, Chairman and Managing Director at Knight Frank India, said that while Navratri registrations moderated against a high base, the daily figures indicate continued buyer participation in Mumbai’s housing market. “Registrations per working day remained above 2024 levels in 2026, while revenue has declined less sharply than transaction volumes. Together, these trends suggest that Mumbai’s housing market continues to see buyer participation, even as festive-period activity normalises. The next phase of market performance will depend on how demand evolves across price segments and how effectively housing supply aligns with buyer preferences,” Baijal said.

Knight Frank India is a property consultancy and research firm with a focus on real estate trends and market analysis.
